Ms. Wolff's practice includes representing developers and property owners with regard to acquisitions and dispositions of real property, land use entitlements, environmental clearance, leasing, construction and development work, and real estate and construction lending. She has special experience working with the real estate needs of institutional property owners, including telecommunications companies. She also represents architectural and engineering firms in connection with contractual matters. She has represented several governmental agencies, including the Los Angeles Department of Water and Power and the Los Angeles Unified School District with regard to facility issues.

She is a past president of the Century City Bar Association, and has been active with the association in many capacities, including chair of the Real Property Section. She has also been active in the Los Angeles Chapter of the National Network of Commercial Real Estate Women, and has performed significant real estate and land use pro bono projects in conjunction with public counsel. She has lectured and written extensively in the area of real estate law.

Purchase and Sale

Ms. Wolff has handled many complex dispositions and acquisitions for public utilities, lenders, other institutional clients, property firms, and investors. In connection with these transactions, she has dealt with issues related to environmental contamination, seller financing, Subdivision Map Act compliance, options and exchanges. She has recently represented a public utility in connection with the disposition and partial leaseback of a large headquarters project.

Land Use

Ms. Wolff has represented public utilities, entertainment companies, corporations and individuals in a large variety of land use transactions throughout California. She has obtained zone changes, conditional use permits, subdivision approvals, and other entitlements for hotels, entertainment facilities, communications facilities, office buildings, residential projects, recycling facilities, and numerous other uses. She has represented a lender in the entitlement, completion and disposition of a portfolio of distressed properties, and has represented another lender in the acquisition of entitlements for its headquarters building. She also represents clients in challenging entitlements and environmental approvals.

Leasing

Ms. Wolff has a broad range of experience in leasing work, including the representation of landlords and tenants in connection with the leasing of office, retail and industrial space. She has also worked extensively with specialized leasing needs of telecommunications, entertainment, and other institutional clients.

Telecommunications

Ms. Wolff has extensive experience assisting telecommunications companies with their real estate needs, including the negotiation and documentation of transactions in connection with a nationwide communications facility development project. Her telecommunications practice also includes the disposition, acquisition, leasing and licensing of various telecommunications facilities, acquisitions of rights to infrastructure, land use and entitlement work and collocation agreements.

Financing

Ms. Wolff has represented lenders and borrowers in the documentation and negotiation of real estate and construction loans and in structuring workouts. She also has assisted lenders in the acquisition, development and disposition of distressed properties.
