Chris King Counsel

Chris focuses her practice on commercial real estate. She has a wealth of experience in splitting complex industrial and pharmaceutical sites for sale and lease, and infrastructure work, including pipeline leases and easements. She has advised a number of the UK's leading energy and infrastructure clients on major projects over the past 20 years.

In addition Chris has dealt with head office moves (both freehold and leasehold) for major clients, together with commercial landlord and tenant work (acting for both landlords and for tenants) relating to offices, retail premises, warehouse premises, and manufacturing sites.  Chris has also had experience in dealing with the real estate aspects of finance provision, and in the disposal of mines and minerals.


Advising on head office disposals and acquisitions for major industrial and pharmaceutical companies. The acquisitions involved both taking over existing leasehold premises and taking premises under development and included arrangements for the staged disposal of office floors within a head office building.

Advising on the freehold disposal in tranches of a major industrial site and surrounding landbank including often working alongside the solicitors dealing with the relevant business disposals. The disposals involved numerous cross-easements and rights relating to pipelines and other infrastructure and rights of way between the landholdings being sold. In some cases there were environmental issues with closed landfills and other potential contamination.

Advising on a development agreement between a landowner and developer under which the developer was to acquire necessary planning permissions and find buyers and/or tenants at a set minimum price per acre with the parties also sharing any final profit.

Acting on the acquisition of an option to take a freehold acquisition of land for surface equipment and infrastructure, linked to options from various landowners to take leases of subterranean strips of land for future pipelines and cables, to enable the creation of cavities in an underground salt layer for the storage of gas and its transmission to and from the NTS together with arrangements for the grant of grazing licences and farm business tenancies of the surface land after development.

Acting on the acquisition of the land rights for various pipelines (ethylene, brine, gas) of varying lengths – both the initial option rights and subsequent completion of pipeline leases or deeds of grant from multiple landowners.

Acting for pension funds in relation to the acquisition of commercial premises (retail parks, industrial parks, office premises and so on) and their disposal subject to existing tenancies.

Acting for a lender on the real estate aspects of the finance for new lease of airspace and rights over a shopping centre (for the development of a hotel above the shopping centre)
