Arlington, Virginia, Zoning and Planning Update

The Arlington County Board recently reviewed the county Department of Community Planning, Housing and Developmentā€™s (CPHD) planning and zoning priorities for 2022.

On the planning side, the priorities set by CPHD include the below listed items, all of which are scheduled for completion in 2022:

  • Updates to the Clarendon Sector Plan (Q2 2022)
  • Crystal City Building Heights Study (Q2-Q3 2022)
  • Plan Langston Boulevard (Q3 2022)
  • Missing Middle Housing Phase 2 (Q2 2022) and Phase 3 (Q4 2022)
  • Multifamily Reinvestment Study (tentatively Q4 2022)

On the zoning side, Arlington County plans to conduct zoning ordinance amendment studies on the following topics:

  • Senior housing/care affordability
  • Major site plan amendment/minor site plan threshold
  • Ground/upper-story use flexibility
  • Future of outdoor dining
  • Micro-fulfilment centers (last-mile delivery)

The planning study timelines shown above are Arlington County estimates and are subject to change. County staff anticipates kicking off several of the zoning ordinance amendments in 2022 as well.

These proposed planning and zoning studies will impact property owners and developments throughout Arlington County. However, many of the proposals may also lead to additional development opportunities.
