Loudoun County Virginia Proposes Major Changes Data Center Development

February 16, 2022

Loudoun County staff and the Loudoun County Economic Development Authority will present recommendations to significantly alter how data centers are developed in the county. The presentation, scheduled for the Transportation and Land Use Committee (TLUC) meeting on Feb. 16, 2022, arises from the recently released Loudoun County Data Center Land Study.

The proposals include prohibiting by-right data centers along the Route 7 corridor and creating an overlay district as part of the Zoning Ordinance Rewrite process. Additionally, the proposal recommends directing staff to research the impacts of allowing data centers in the Dulles Cloud South area, which is located south of Dulles International Airport and south of Braddock Road. Data center uses are not currently permitted in the Dulles Cloud South area. Cumulatively, the proposals could alter where and how data centers are entitled in Loudoun County.

McGuireWoods attorneys and planners continue to monitor this proposal and are available to discuss its contents and implications.
